1) Always ask for 1. PAN, 2.TAN 3. Service tax and 4. VAT registration of the company. It assures you that you invest in legal company/Firm. For more assurance Always Invest in more projects sold out company. Do not invesst in newly or inexperienced company.

 

2) Always prefer project location on Bus route means at least on MDR (Major district Road), Do not prefer to purchase on village internal road. Because village internal road has limitation of its width for transportation. In short, Please prefer on Government build road touch location rather than privately build access road location.

 

3) Always ask for full plan pass of your bungalows; do not satisfied with dummy unit plan pass. Always invest in Full bungalows plan pass project; otherwise it will cost you in future.

 

4) Always ask for Title clear Certificate of Lawyer.

 

5) Always ask for Non Agriculture (N.A.) conversion order copy of duly signed by Government Authority.

 

6) Always ask for Super built up area of whole Society. (Sale deed should include super built up area also).

 

7) Does not purchase Property as 100% carpet area only; Sale deed should include carpet area with super built up area.

 

8) Do not satisfied with architect plan copy, Always ask for Plan Pass copy of duly signed by Government Authority.

 

9) In any village level scheme FSI is always 1.2 and ground coverage is 0.4 % as per development control regulation of Government. So do not convince with false promises.

 

10) If the land is not owned by a company, Always ask for Registered Development agreement copy with the Land owner/farmer.

 

11) “If converted to N.A., Price will be more,” is always a false statement of a Developer to sell agriculture land at Non agriculture land price.

 

12) Always ask for Company’s Credentials. Like CA credential letter, Bank credential letter etc.

 

13) Always pay amount by Cheque only.

 

14) Monthly draw scheme’s Prize system and MLM type Broker network channel ultimately put up extra cost Burdon on the Buyer only. Beware of this type of gimmicks and always purchase from Company/owner directly.

 

15) Do not mislead by the false promises about amenities which are not included in the plan pass copy of the particular survey number scheme.

 

16) Always ask for exact amenities and services provided by the Developers and time duration.

 

17) Qualitative Developer’s property price always remains fair enough to deliver excellent work to the Society.

 

18) Always ask for the exact project site distance from proposed Mega project locations which play vital role in the price appreciation of your property in future.

 

19) Remember, Prime Location is always the ultimate catalyst for price appreciation.

 

20) Always compare price with other neighboring properties/projects in the vicinity of area.

 

21) Always visit Project site first and ask for exact demarcated location of your property in the scheme to compare with duly signed plan pass copy of Government.

 

22) Always ask for any previous buyer contact details to share his/her views about the project.

 

23) If the project location is within the vicinity of Airport, always ask for N.O.C. from Airport authority of India.

 

24) If the Project location is towards sea side means eastern side of highway no. 6, always ask for CRZ clearance. In the Costal regulation zone, Construction activity is not allowed.
